Before purchasing a Torrance property—or beginning a major remodeling project—homeowners can use the city’s online records tools to review valuable information connected to the address.
The Properties, Permits and Records Search includes three main resources:
Permit records may include building, plumbing, electrical, mechanical, grading, sign and engineering documents. These records can help an owner determine whether previous additions, alterations or system upgrades were permitted through the city.
The property-information tool can show details such as the parcel’s zoning, assessor parcel number, legal description, recorded year built and whether the lot falls within a special overlay area. Examples may include hillside conditions, expansive soils or other development considerations.
That information can be especially useful before designing an addition, purchasing a property with converted space or hiring a contractor. Discovering a zoning limitation or an unresolved permit after plans are underway can create delays and additional costs.
