Wildfire risk is not limited to mountain communities far from Torrance.

Updated California fire-hazard maps identify portions of the city where parcels may be subject to additional safety requirements. The Torrance Fire Department reviewed the state’s Local Responsibility Area map and made information available so affected property owners can understand the designation.

A Fire Hazard Severity Zone identifies the potential intensity and likelihood of wildfire conditions in an area. The designation is based on factors such as vegetation, terrain, weather and fire history; it does not predict that a particular home will experience a fire.

For property owners, the designation may become relevant when:

• constructing or substantially remodeling a home,
• selecting fire-resistant materials,
• maintaining vegetation around structures,
• reviewing insurance coverage, or
• selling a property that may require an AB 38 defensible-space inspection.

California Building Code Chapter 7A establishes wildfire-resistant construction standards that may apply to certain projects in designated areas. Requirements can involve roofing, vents, exterior walls, windows, decks and other components intended to reduce the chance that wind-driven embers ignite a structure.

Defensible-space rules focus on vegetation and combustible materials around a home. They are designed to reduce available fuel and give firefighters a safer area in which to work.

The Torrance Fire Department also accepts requests for AB 38 inspections. These inspections may be relevant during the sale of properties in designated high or very-high fire-hazard areas.

Homeowners should begin by reviewing the official map and confirming the status of their specific parcel. They should then speak with the Fire Department, Building and Safety Division, insurance representative or qualified professional before assuming which requirements apply.

Knowing the designation early can help a homeowner plan improvements, prepare for a sale and avoid surprises during permitting or escrow.
