A large industrial development proposed for 2555 West 190th Street could bring nearly 263,000 square feet of manufacturing, warehouse, and office space to Torrance.

According to state environmental records, the project would replace existing conditions on an approximately 13.59-acre property with one major industrial building totaling 262,970 square feet.

The proposed building would be divided among three primary uses:

  • Approximately 157,782 square feet of manufacturing space
  • Approximately 78,891 square feet of warehouse space
  • Approximately 26,297 square feet of offices
  •

That allocation is important because the proposal is not described solely as a conventional distribution warehouse. Manufacturing would account for the largest share of the building, potentially supporting a different mix of jobs and operations than a project dominated by storage and truck distribution.

The proposal highlights Torrance’s continuing importance as an industrial and employment center within the South Bay. The city has long balanced residential neighborhoods with aerospace, automotive, petroleum, medical, technology, logistics, and advanced-manufacturing businesses.

A project of this size can also bring complicated community questions. Residents and nearby businesses may want to examine expected truck routes, employee traffic, loading activity, operating hours, noise, air-quality considerations, landscaping, and the project’s relationship to surrounding properties.

Environmental review documents are intended to evaluate those potential effects and identify any required mitigation measures before final approvals and construction.

The existence of an environmental record does not necessarily mean construction is about to begin. Large projects commonly move through multiple stages involving planning review, technical studies, permits, design revisions, and agency approvals.

Even so, the proposal is substantial enough to merit attention. At nearly 263,000 square feet, it could become one of the more consequential additions to Torrance’s industrial landscape and influence employment, traffic, and business activity around the 190th Street corridor.
