Torrance Homes Are Selling at About List Price — but the Market Is Uneven |
The city remains competitive, even as prices have cooled from a year ago. |

Torrance’s housing market is sending two messages at once.
On one hand, prices have cooled.
Redfin reports that the median Torrance home sale price was $1,206,701 in August, down 5.5% from a year earlier. Homes took a median 32 days to sell, essentially unchanged from last year.
But the market is still competitive.
The average home sold for about 100.9% of its asking price, and roughly 45.9% of homes sold above list price. Redfin also says “hot” homes can still sell in about two weeks and fetch roughly 4% over asking.
That helps explain why the market can feel very different depending on the property.
A well-priced home in a desirable neighborhood may still attract multiple offers, while other listings can sit for months or require price reductions.
Recent Torrance sales illustrate that spread. Some homes have sold several percent over asking, while others have closed below list after extended time on the market.
For buyers and sellers, the takeaway is that this is no longer a market where one headline number tells the whole story.
Pricing, condition, location and presentation matter more than ever.
