Torrance Home Prices Are Cooling—But It’s Still a Seller’s Market |
August numbers show lower prices, more inventory and a little more breathing room for buyers |

Torrance buyers may finally be getting a little more negotiating room—but calling the market inexpensive would be quite a stretch.
Realtor.com’s August 2026 data put Torrance’s median sold home price at $1.125 million, down about 8.5% from a year earlier. The median listing price was just under $998,000, down approximately 9.1% year over year.
Inventory is also giving buyers somewhat more choice.
There were 398 homes actively listed across Torrance in August, while the typical property spent about 41 days on the market. That is a noticeably different environment from the frantic bidding conditions buyers became accustomed to during tighter markets.
But sellers have not lost control entirely.
Homes were still selling for roughly 100% of asking price on average, and Realtor.com continued to classify Torrance as a seller’s market, meaning buyer demand remains stronger than the available supply of homes.
The numbers also vary dramatically depending on where you live.
Median listing prices ranged from approximately $837,000 in Old Torrance to more than $2 million in the Riviera, illustrating why a citywide median only tells part of the story.
For homeowners thinking of selling, Torrance remains a valuable and competitive market.
For buyers, however, the August numbers suggest something they have not always enjoyed lately:
A little more time—and perhaps a little more leverage.
